Condo corporations must complete a reserve fund study every 5 years to comply with the Condominium Property Act. Our reserve fund studies meet or exceed the requirements of the Condominium Property Act and the Canadian Uniform Standards of Professional Appraisal Practice. The report will forecast the timing of capital replacements, and determine if the current reserve fund balance is adequate. Further, the report will determine a reasonable amount of condominium fees in order to fully cover the costs of replacing common property as it becomes fully depreciated.
